Winter Garden is a historic city in Orange County, Florida, about 16 miles west of downtown Orlando and a 20 to 25 minute drive from Walt Disney World. Homes for sale here range from restored bungalows near the historic Plant Street downtown to new construction throughout the fast-growing Horizon West and Hamlin areas to the south, with prices spanning entry-level townhomes to multimillion-dollar lakefront estates on Lake Apopka — whether you're buying your first home, relocating, or ready to sell in one of Central Florida's most sought-after markets, local expertise makes the difference.

At the heart of the city is Historic Downtown Winter Garden, a beautifully preserved district featuring locally owned boutiques, award-winning restaurants, cafés, breweries, and year-round community events. Conveniently located on the West Orange Trail where you can bike or walk anytime to enjoy the events. Common Questions

Questions and answers about the area as well as what to expect during home buying and selling.

What areas of Winter Garden have the shortest drive to Disney World?

The Ovation and Horizon West sections of Winter Garden are the closest to Disney World as some are located just off Herzog Rd bringing you right into Disney Springs.

What area is closest to bicycling and walking trails if I don't own a car and want to get around?

The Harvest District and Downtown Winter Garden are both off of the West Orange Trail. This trail provides 22 miles of scenic routes through nature as well as quaint towns for dining and shopping.

How long does it take to buy a house after an offer is accepted??

The time to close will vary based on several factors, but typically cash deals taking about 7-20 days to close and mortgages about 30-35 days on average.

Before closing you will need to:

Order a Home Inspection (Not Required with Cash Deals)

Get an Appraisal

Have a Title Search Performed

Finalize Mortgage Details

What is the first step when purchasing a home?

You will need to decide if you will be paying in all cash or getting financing. If you will require financing your credit score should be above 660 minimum, the higher the score the better rates you typically get. So check your scores prior to applying for the mortgage so you can bring them up or dispute any errors before applying for the mortgage. Also be sure to shop around with different lenders as the rates will vary.

What should my down payment be on a house?

If you are able to put down 20% you will avoid PMI (private mortgage insurance). Lenders usually require only 3% for the sale to go through but you will be paying additional monthly payments until your Loan to Value hits the 20%.

There are also low and zero-down mortgage programs available to help you afford a home generally for Veterans, first time home buyers or rural residents.
